A. EXPENSES WHEN BUYING PROPERTY
- Solicitor: The presence of a solicitor is compulsory during both the drawing up and the signing of a real estate sales contract. The lawyer's fee is determined by the contract amount. For a contract up to 44.020€ the fee is 1%, for a contract between 44.020€ and 1.407.351€ the fee is 0,5% and for a contract between 1.407.351€ and 2.934.702€ the fee is 0,4%. Fee may differ depending on each circumstance.
- Notary: The notary’s fee equals 1,2% of the written sum on the contract plus further expenses such as copies of the contract, official stamps the completions of tax declaration forms etc.
- Mortgage registry: The cost for transfer of a property is 0,475% of the contract value.
- Real estate agency: The estate agent΄s fee equals 2% of the actual sales value of the property. The fee is paid to the estate agent at the final signing of the contract.
SUPPORTING DOCUMENTS REQUIRED FOR THE PURCHASE OF PROPERTY
- Identity card or valid passport.
- Certificate of pay and income tax.
- E9 assessment of properties (in cases where the buyer has other property in his name).
DOCUMENTS REQUIRED FOR THE SECURING OF A MORTGAGE
- Photocopy of identity card or valid passport.
- Photocopy of most recent paycheck.
- Copies of forms E1 and E3 and proof of tax settlement of the past 3 years (applies only to self-employed).
- Copy of most recent form E9 or, in cases where this is not available, official statement certified by the tax office that the applicant possesses no others real estate.
- Official statement from any bank to which these are other loan or mortgage commitments.
For Sellers
DOCUMENTS REQUIRED FOR THE SALE OF PROPERTY
- Identity card or valid passport.
- Plan of building and land registry plan.
- Building permission for the property.
- Certificate of ownership for the property.
- Property duties from the municipality to which the property belongs.
- Proof of health insurance from IKA in cases where the seller is self-employed.
- Certificate from appropriate ΔΟΥ (tax office) stating that the property has no outstanding taxes.
- Official statement certified by appropriate ΔΟΥ (tax office).
- Official statement certified by appropriate tax office (ΔΟΥ) if the property is leased.
